Booking & Sumifuku

Yes, we are registered with the Japanese government, and have received official certification for private lodging and hotel renting. 

Our apartments and service center are located in Higashi-Shinjuku Station and Shin-Okubo Station in the Shinjuku District. Before heading to the apartment, please come to our office first to check-in. We would like to take you to the apartment afterward, so don’t worry if you are unfamiliar with the area.

 

 

Our service center is 5 minutes away from Higashi-Shinjuku Station (Fukutoshin/ Toi Oedo Line), or 8 minutes away from Shin-Okubo Station (JR Yamanote Line).

Yes, the price for weekdays is cheaper than weekend’s.

  • Weekdays is defined as Monday to Saturday
  • Weekend is defined as Friday to Saturday and Japanese National Holidays

On our official booking website, every room has written its “Basic number of guest” and “Maximum Guests Allowed” .

If the number of guests exceed the basic number of guests, but does not exceed the maximum guests allowed, we will prepare the number of beds, sofa beds, Japanese padded mattresses/futon according to the number of booked guests. If you have added more guests, we will charge you more according to the accommodation dates and number of guests.

  • If you require the service of adding a Japanese padded mattress, please inform us at least one day before you check-in, we will charge you 2200yen per night.

Yes, it does include tax. Every price on our official booking website is including tax.

No, we will not charge you an extra cleaning fee. Our professional cleaning staff will clean every room after our guest check-out or before our guest check-in.

  • If you want to go on an excursion which requires you to leave the apartment for at least a day during your stay, an extra cleaning fee will be applied for the day you will not be in the apartment. 
  • During your stay, if you want the apartment to be cleaned, an extra cleaning fee will be applied according to how many times you required.

Please contact us directly and tell us when your check-in date and booking number are.

When you book an apartment, you will be asked to pay 30% of total payment as the deposit via Paypal.  Please pay the rest of the 70% at our service center on the day that you check-in. You could pay with either cash or credit card.

When you book an apartment, you will be asked to pay 30% of total payment as the deposit via Paypal. However, all cancelations are non-refundable.

  • If you cancel at least 7 days prior to your stay, we will keep your deposit for the next 6 months, so that you can reschedule your stay within this period.

※If you booked another apartment within 6 months after the cancelation, and the new deposit is higher than the previous deposit, we will charge you extra deposit in the case.

  • If you cancel within 7 days, we will not return your deposit, and we will not keep your deposit for the next 6 months.  (In special cases, relevant certificates must be provided)
  • Check-in time : 16PM (Please contact us if you would like to check in earlier.)

  • Check-out time : Before 11AM.

    • If your reserved check-in time is out of our business hour, please contact us. We will send you self-service guidance. Please come to our service center one day later to finish check-in process.

If you would like to check-in earlier on the day of your stay, please contact us at least one day in advance. If the arrangement of cleaning can be finished earlier, you can check-in earlier than 16pm. However, if the apartment will not be cleaned before 16pm, we offer you to put your luggage in our customer luggage room. Please tell our staff when you will be back, and we will help you check-in and return your luggage at the same time.

Japanese law requires us to make a copy of all guests’ passports upon check-in.

After we help you check-in, we will lead you to the apartment, and inform you about how to receive the key, how to use the facilities inside the apartment, and what is around the neighborhood.

Yes, every apartment only has one single key. Please take care of the key.

We suggest you put the key back to the key box after you go out so that your companies could be able to get the key when them return the room.

If you lost the key, please contact us as soon as possible. Usually if you lost a key, it would cost about 5000 yen. However, we will charge you according to the price required to obtain a new key. 

Yes, every apartment is a non-smoking apartment which includes the balconies. If you need to smoke, please visit the Family Mart (convenience store) nearby our service center. They have a free smoking room inside of the store.

Payment

Yes, it does include tax. Every price on our official booking website is including tax.

When using our website to book an apartment, type in the promotion code after entering the “Guest Information” screen. 

When you book an apartment, you will be asked to pay 30% of total payment as the deposit via Paypal.  Please pay the rest of the 70% at our service center on the day that you check-in. You could pay with either cash or credit card.

  • When paying through PayPal with credit card, PayPal will automatically calculate the transaction and exchange fee. For more information, please visit PayPal official website.
  • When paying the rest of the 70% on the day you check-in with a credit card, an extra 3.5% credit card transaction fee will be charged. Therefore, we recommend you to pay with cash.

Yes, but we can only give you a Japanese receipt. The receipt will include guest names, staying dates, and Sumifuku approved stamp.

Yes, every apartment has access to the Internet. M, CV and SL Series have wifi.

Yes, every apartment has its own kitchen, and it includes basic kitchen equipment such as refrigerator, microwave, frying pan/pot, tableware, toaster oven, gas stove or IH stove.

  • If you need a rice cooker, please contact us.
  • Because of food safety, we do not provide any seasonings.

Yes, every apartment has its own washing machine with detergent. However, there are no dryers.

Yes, every apartment has its own bathroom. Not every apartment has a separate shower and toilet, please check the apartment details and photos.

Yes, our air conditioners also function as heaters. There will be English instructions to direct you how to turn on air conditioners or heaters.

Most of our apartments have bathtubs except for CV series

All the apartments of CV series, M403, M402, M303, M302, SL302, SL201 have bidet seats.

Our apartments are located at Hisgashi -Shinjuku Station and Shin-Okubo Station. There are many ways to travel from Narita and Haneda Airport to our apartments. We organized some simple routes below.

If you want to travel by train,

the easiest way is to get to Shinjuku Main Station by train, and then transfer from there to Hisgashi -Shinjuku Station or Shin-Okubo Station.

Here are a few options to travel from Narita Airport to Shinjuku Main Station 

    • Option 1: Narita Express can take you directly to Shinjuku Main Station. If you purchased the JR Pass, and you would like to experience a luxury train ride, we recommend you to take the Narita Express. (Price: 3,190 yen / Duration: approximately 87 minutes)
    • Option 2: Skyliner is another way to travel from Narita to Shinjuku Main Station. Transfer at Nippori Station and then take the Yamanote Line to Shinjuku Main Station. This route can take you to our apartment/service center fast and for a reasonable price. (Price: 2,670 yen / Duration: 64 minutes)

Here is one option to travel from Haneda Airport to Shinjuku Main Station

        • Keihin-Tohoku Line can take you to Shinagawa Station where you can transfer to Yamanote Line to Main Shinjuku Station. (Price: 610 yen / Duration: 40 minutes)

If you want to travel by bus,

one of the benefits is that you don’t have to walk around with your luggage. It can also take you directly to Shinjuku Main Station (West Exit), Tokyo Station (Yaesu Exi), and many other stations.

Here are a few options to travel from Narita Airport by buses

    • Option 1: Airport Limousine Bus can take you to Shinjuku Main Station (West Exit) with direct bus. (Price: 3,400 yen / Duration: 85-154 minutes)
    • Option 2: Keisei Bus is offering the Expressway Bus that can take you to Ginza Station with only 1,000 yen (one way). If you reserve the ticket for a round trip online, you can receive a discount. (Price: 1,000 yen / Duration: 90-130 minutes) From Ginza Station, take the Tokyo Metro Marunouchi Line to Shinjuku-Sanchome Station, and then transfer with Tokyo Metro Fukutoshin Line to Higashi-Shinjuku Station. (Price: 199 yen / Duration: 24 minutes)

Here is one option to travel from Haneda Airport to Shinjuku Main Station

    • If you take the Airport Limousine Bus to Shinjuku Main Station (West Exit), it is faster than the buses above with a reasonable price. (Price: 1,230 yen / Duration: 35-75 minutes)

So how do I go to Sumifuku apartments from Shinjuku Main Station?

Well there are also a few options that you can choose:

    • Option 1: If you are traveling with 3~4 travelers, we recommend calling a taxi. Usually it can put 1-2 luggage in the taxi trunk. This is the easiest way to go to our apartments, and there is no chance of getting lost on the way. (Price: 1,000 yen / Duration: 5 minutes)
    • Option 2: If you would prefer to take the train, it is also very convenient. Please take the Toei Subway Oedo Line at Shinjuku Main Station’s West Exit to Higashi -Shinjuku Station. It is only one station away.  (Price: 178 yen / Duration: 3 minutes)
    • Option 3: If you don’t mind, you can totally walk from Shinjuku Main Station to our service center and apartment. It will only take about 15-20 minutes.

Yes, please inform us in advance if you want to rent a stroller. We will prepare for you on the date you need.

  • For your safety, please use the stroller properly.

If there are more than a basic number of guests, we will charge a baby or a child from 0 to 12 years old an extra 1,100 yen per night.

Luggage & Others

Yes, you can put your luggage temporarily in our customer luggage room on the day you check-in and check-out for free. However, if you want to put the luggage in our customer luggage room on other days as well, an extra luggage fee will be charged.

  • Luggage that is bigger than 56x36x23 cm will be charged 600 yen per day
  • Luggage that is smaller than 56x36x23 cm will be charged 300 yen per day

Please take your belongings and valuable items with you, since our customer luggage room is a common shared room.

Of course, you can. There are many luggage sending services offered by different companies such as Yamato Transport and Airporter where you can easily drop-off at the convenient store or make a quick reservation online.
