上述期間之中長期月租租賃契約的承租者，請留意下述注意事項。
- 請完整填寫月租方案線上申請表並提供契約人及入住者的身份證明書。同時為您暫時保留房間。
待資料審查完畢後，即會寄出付款通知，款項需在三天內完成，否則您的入住申請會及房間保留將會自動取消。
- 收到申請表後，如果有需要追加保證公司、保險或需要其他額外書面資料之情況，我們會再另行通知。
- 資料審查後可能會發生婉拒租賃的情況，恕不另行告知審查情形與婉拒原因。
- 押金：一個月房租（房間維持良好並遵守租約守則的話，會在退租後60個工作日內，透過信用卡或日本銀行帳戶退款給您，相關手續費由承租方負擔）。
- 原則上簽約前需繳清【契約所需費用及押金(月租需繳付押金和第一個月租賃費用)】，如入住日為當月15號之後，次月房租需一同繳交。
- 初期費用接受信用卡/銀行轉帳付款，相關手續費由承租方負擔。
申請預定租賃成功，若您取消訂房，則會依照房間數量收取以下取消費用：
- 申請成功日至簽約前５天內取消：¥20,000
- 入住前一個月內取消：全額押金
- 不接受中途解約。如欲終止合約，請至少提前一個月前告知。如未按照規定時間內提出，押金會全額沒收以及收取其他相關罰金。
- 定期租賃契約擬定是依據房屋土地租賃法第38條3項相關規定，上述物件租賃契約期滿後，若無再次更新契約，期滿後契約逕行終止。契約期滿翌日，除非再次簽訂租賃契約，否則請於契約期滿當日清空房間。在契約期滿前，不得另外更新契約或中途解約。
- 房間內備有基本棉被枕頭等寢具，若有個人額外需求，可能需要另外自行採購，請先和我們確認。
- 入住後，如需清掃服務及更換床品需額外支付費用。
- 住宿費用包含網路，但不包含水、電、瓦斯費用（水、電、瓦斯由我方月底抄表，依照水電瓦斯公司計算公式結算，並發送請求書，費用與隔月房租一同繳交即可。）
- 我們恕不補充額外的日常生活消耗品。入住後如果原本提供之捲筒衛生紙、面紙等消耗品使用完畢後，麻煩請自行購買。若浴室中的沐浴用品例如洗髮精、沐浴乳等，使用完畢的空瓶請勿丟棄，麻煩將空瓶放置在廚房櫥櫃中。
- 退房後，我們會從您押金裡扣除清潔費。以及如有房間內任何設備、家具等有受損或被丟棄，我們將向您索取相關修理費用或是等值金額賠償。

Please note the following conditions for a monthly stay contract during the said period above;
- Please submit the application form together with the signee and all residents ID with designated mean by us. Then, we will temporarily hold the room for you. The invoice will be issued after the screening is completed before signing the contract. When the invoice is not paid within 3 days, your application is automatically cancelled.
- Submission of necessary documents and payment is required to secure an apartment.
- We inform you when joining a guarantor company or insurance and additional documents are required.
- We may decline your application after screening. Please note that we cannot answer any questions regarding the screening process.
- Deposit: One month’s rent is requested to be paid. One time cleaning fee is deducted from the deposit at move out. (※ When no damages confirmed at check out and the condition is same as at check in, the deposit can be refunded to you by credit card or Japanese bank account within 60 working days from the check out date. Transaction fee such as wire transfer fee, credit card fee, etc needs to be paid by customer. )
- As a general rule, initial payment (deposit, first months rent, and other fees if any) needs to be paid before signing the contract. When move in day falls on after 15th of the month, rent for next month is requested to be paid as initial payment.
- We can accept credit card and bank transfer for initial payment. Transaction fee such as wire transfer fee, credit card fee, etc needs to be paid by customer.
- We charge 20,000 JPY penalty when you cancel your application in less than 5 days from scheduled contract signing day.
- We charge one month deposit when you cancel your reservation in less than one month from the move in date.
- Cancellation of our fixed term contract is not accepted. At least it requires minimum one month notice or more. When contract is terminated without enough notice in advance, we forfeit your deposit and possibly charge for more penalty.
- With regard to fixed-term lease, based on Article 38.3 of the House Lease and Land Lease Law, the rental contract will not be renewed, and will end upon expiration. Therefore, unless you resign a new fixed-term rent agreement (re-contract) starting on the day following the expiration date, you must vacate the above property by the expiration date. However, in the case of a contract with a fixed term, it is not possible to re-contract or cancel in the middle. Please notice it.
- We prepare basic bed linens (such as pillow and duvet ). If the guest has special needs, we might have to ask the guest to purchase bed linens on their own. Please confirm with us in advance.
- Cleaning and linen change request on the guest’s call after move in requires additional charge.
- Rental plan includes internet, but excludes utility fee. (We will calculate how much utilities you use based on utility company’s formula and send an invoice on the end of every month.)
- We do not provide any additional amenities than what you find in the room at check in. If any essential items such as toilet papers are run out, please purchase on your own. Please do not throw away existing amenity bottles such as body soap, shampoo, and hand soap. Once it gets empty, please keep them somewhere like underneath the kitchen sink.
- One time cleaning fee after moving out will charged from deposit. For damages in the room and any discarded items will be charged separately.

- 申込フォームと、契約者様及び入居者様全員分の身分証明書を弊社指定の方法にてご提出下さい。必要情報が全て揃ったお申し込みを受け付けた段階で、お部屋を仮押さえいたします。
- 審査終了後、初期費用の請求書を発行させて頂きます。請求書発行後３日以内にお支払いが確認できない場合、お申し込みはキャンセルとさせていただきます。必要情報のご提出及びお支払いが完了後、正式にお部屋を確保いたしますのでご了承ください。
- お申し込み受領後、追加で保証会社や保険への加入及び追加書類が必要になる場合は、改めてご案内いたします。
- 審査の結果、契約をお断りする場合がございます。審査の内容についてはお答えすることができませんのでご了承ください。
- 敷金として1ヶ月分の賃料をお支払いいただきます。退去時の清掃費用が敷金から償却されます。(退去後にお部屋に損傷等なく入居時と同等の状態であった場合、クレジットカードか銀行振込にて退去日から 60 営業日以内に返金手続きをいたします。送金に関わる手数料（銀行手数料、クレッジットカード利用料等）は、お客様ご負担にてお支払いいただくようお願いしておりますのでご了承ください。）
- 原則として、ご契約前までに初期費用（敷金及び初月賃料等）のお支払いを頂いております。入居日がその月の15日以降となる場合、当月の賃料に加えて翌月分も合わせてお支払いいただきます。
- 初期費用のお支払いはクレジットカード又は銀行送金にて受け付けております。送金に関わる手数料（銀行手数料、クレッジットカード利用料等）は、お客様ご負担にてお支払いいただくようお願いしておりますのでご了承ください。
- 契約予定日から5日前を切った段階でのキャンセルにつきましては、20,000 円の違約金を頂戴いたします。
- 契約開始日（入居日）から1 ヶ月を切った段階でのキャンセルにつきましては、敷金を違約金として頂戴いたします。
- 本定期契約の中途解約は不可となります。解約には最低1ヶ月以上前の通知が必要となり、事前通知のない中途解約がなされた場合は敷金が返還されず、更に違約金が発生する場合がございます。
- 定期借家契約については、住宅賃貸借法第38.3条に基づき、賃貸借契約の更新はなく、満了時に終了します。そのため、有効期限の翌日から新たに定期借家契約を再締結（再契約）しない限り、上記の物件を有効期限までに空にする必要があります。ただし、定期契約の場合、途中での再契約・解約はできません。
- 基本的な寝具（枕や掛け布団）に関しては用意がございますが、お客様の方で特別なご要望がある場合は、ご自身でのお買い求め頂く必要がございます。
- ご入居後のお客様のご要望による追加清掃やリネンの交換は有料となります。
- インターネットは無料ですが、水道光熱費等の公共料金は含まれていません。
- アメニティに関しましては、チェックイン時に備え付けられているもの以上の提供は致しません。トイレットペーパーなど必要なものを使い切られた際には、ご自身でご購入をお願いいたします。元々お部屋に備え付けられていたアメニティのボトル（ボディーソープ、シャンプー、ハンドソープ等）は、中身を使い切った後も捨てないでください。不要な場合は、キッチンシンクの下などに収納してください。
- 退去後の清掃費用は、敷金から清算されます。又、部屋に損害や残置物があった場合は別途費用が発生いたします。
